The 4 Corners is a great hub for day trips or weekend getaways to explore the desert of Canyonlands in Utah, get lost in the mountain peaks, and play in the many rivers and lakes, like the Dolores River and Navajo Lake.  With over 300 days of sunshine a year it’s a great place to call home and make memories.

My parents gave me the love of riding horses and the mountains.  Each summer, our family would pack up and ride 20 miles into the mountains and camp for a week to 10 days.  My first pack trip was when I was two years old.  I rode my own horse.  When I got tired, my Dad would just put me in front of his saddle and I’d take a nap while we kept exploring the mountains.  Some of the best days of my life were there in the mountains.  There were 6 of us and we loved being so far up in the mountains that we would rarely see another soul.  Yes, there were times we spent the day in our tent, reading, playing cards and napping, while it poured outside. Many mornings there was frost, so hunkering around the campfire was a necessity!

This is a picture of me when I was three on one of our pack trips.  The memories made are priceless from sitting with my Dad on the hillside watching the horses graze, sucking on lemon drops while we rode along, eating fresh trout that my brother caught, to cuddling in our sleeping bags and endless more.  My Mom journaled each of our trips, and yes I have them!

Fresh FruitFresh Fruit

 

One of the best things about summer is fresh fruit.  Even though we had very little snow over the winter, several apricot trees are loaded throughout Mancos.  Yum!  Also Oalthe Sweet Corn is now $8 for a $1!  Woo Hoo!  Don’t miss the Farmer’s Market on Thursdays next to my office from 4 to 7pm for your veggies and live music. Yes, I love living in Mancos.  If you are looking for a small town with a big heart come fall in love.  Just recently Mancos helped a family that was down on their luck to find a place to live, get it furnished and even do landscaping for them.

Schools out and time to plan!  Southwest Colorado offers an array of great things to do and see in the Summer.  Some of my favorites are of course riding my caballos more!  Long days allow me to ride before work and I still get to work by 8:30 am!

I also love hiking and trail running.  Some of my favorite trails are Sharkstooth and Chicken Creek.  I decided to take up mountain biking.  So far just gone on a couple of rides.  Man oh man, did my legs ache!  Phils World, located between Mancos and Cortez is awesome as well as Boggie Draw outside of Dolores.  Both offer single track with some challenging obstacles.

I love eating outside and watching La Plata TV.  That’s just staring at the mountains.  Never get tired of my view from my deck to just breathe.

Do you have a will?Do you have a will?

A will is the last gift you will give to your family.  It’s a legal binding document that gives you control of what happens and what won’t happen to your estate.  You spell out exactly who will watch over your children, and your assets.  It is a gift since it will make the whole process of dying easier for your loved ones since they know your wishes.

There are software programs that can walk you thru it just as easy as Turbo Tax.  You can also go to a lawyer or just google it and you will find many options.  Make this a priority.

This winter is unusual with very little snow, so it’s time to forget about waiting for skiing to be good and get on our bikes.  Southwest Colorado offers a plethora of options.

Phil’s World located between Mancos and Cortez off of Hwy 160, offers well defined single tracks over high desert terrain.  There are several options of short loops with 8 miles or a full 15 mile loop.  Terrain is mostly easy to moderate however there are several great jumps that my boys love.   https://www.mtbproject.com/trail/621788

Carpenter and Geer Natural Areas offers 170 acres on the North and West side of Cortez.   For the beginner rider there is a broad paved 1.5 mile trail.  For the intermediate rider there are many dirt paths that veer off.  Views are amazing. This is a perfect place to take a ride during your lunch or on the weekend with the kids.  It can be assessed from two locations.  On the East side, it begins as the sidewalk on the northwest corner of Mildred Road and Empire Street and heads north.  On the West end, the trail may be accessed on Lebanon Road north of Highway 491.

Sand Canyon Trail located down McElmo Canyon southeast of Cortez offers intermediate riding thru canyons with ancient Puebloan sites.  During the winter this is a nice warm ride over slickrock and on single tract.  One way is about 6.5 miles.  To reach the McElmo Canyon trailhead, head south of Cortez on Highway 491. Turn right (west) on County Road G at the signs for the airport and/or Hovenweep National Monument. Go 12 miles, and trailhead is on the right.

Now is the time to start the New Year off  right with a budget.
A budget is a personal or household itemized summary of expected income and expenses for a defined period of time, usually one month.  While you might think of  a “budget” negatively,  just like a diet, a budget should really mean more efficient spending.  A budget will show you how much money you expect to bring in against all of your expenditures from the required expenses like house payments, electricity, groceries, and entertainment.

How to Make a Budget

  • Gather every financial statement you can. This includes bank statements, investment accounts, recent utility bills, and any information regarding a source of income or expense. One of the keys in the budget-making process is to create a monthly average, so the more information you can dig up the better.
  •  Record all of your sources of income. If you are self-employed or have any outside sources of income, be sure to record these as well. If your income is in the form of a regular paycheck, use the net that you bring home after taxes.
  • Create a list of monthly expenses. Write down a list of all the expected expenses you plan on incurring over the course of a month. This includes a mortgage payment, car payments, auto insurance, trash, groceries, gas, utilities, child care, entertainment, student loans, basically everything you spend money on.  Make sure you put in a misc expense.
  •  Total your monthly income and monthly expenses. If your end result shows more income than expenses, you are off to a good start.  However, if you are showing a higher expense column than income, some changes will need to be made.  If you are in a situation where expenses are higher than income, you should look at your expenses to find areas to cut. Can you shop more efficiently for groceries? Are you throwing away food that is never eaten?  Are you eating out alot?  Are you buying coffee at the coffee house each day? Can any of these expenses be minimized?
  • Review your budget monthly.  Do any of the expenses or income need to be adjusted?  Can I pay off my debt a little faster?  For example, just paying a few extra dollars on your mortgage payment and specifying it goes directly to principal can save you tons!
  • Seek help.  I’d be happy to sit down with you and help you for free.  I’m here to hopefully make your life a little easier.

Christmas MemoriesChristmas Memories

What are some of your best Christmas memories?  Were they when you were a child?  Was it a toy or an experience?  For my family, Christmas is all about tradition and being together.

As a child, my grandmother Nanny would pull up in her old white Ford car to our back door and pop the trunk to unveil it stuffed with presents.  The excitement my sisters and brother had was pure joy.  Of course Nanny would come with her famous Christmas Coffee Cake.  Christmas Eve was celebrated with was a traditional Mexican dinner of queso, chips, guacamole, red & green enchiladas, tamales and lime sherbet for dessert.  YUM!!   It was always followed up with opening one Christmas gift.

Christmas morning, we would wake around 5 and get my parents up.  We opened our stockings and then Daddy, would play Santa and hand out the presents. We opened one at a time, taking the time to experience the persons joy while they opened their present.  Mom would prepare a wonderful dinner of shrimp cocktail, artichokes, prime rib, baby potatoes, rolls and for dessert a cranberry torte.

This year my sisters and brothers came back home.  We all hadn’t been together for Christmas in decades.  Mom is 88 now and her health is failing. Daddy died two years ago so we have all changed roles.  My sisters and I cooked then after dinner husbands, boyfriend and my brother cleaned up.

Christmas Day before dinner we went on a hike up Bernal Mesa, quite the hike, while Mom and my daughter stayed inside.  Spending time together reminiscing about the past, hope for the future, and scrambling up to the top of the mesa will not be easily forgotten

Christmas for me is about being with with family and remembering that my life is centered around my anchor, Jesus Christ.

I’ve been blessed to welcome some incredibly great people into Mancos and at the same time my heart broke when I had to sell a cabin for the Nelson’s who’ve owned it for 27 years and since they are in their 90’s it’s just too hard of a drive from Louisiana.

Another great friend who lives in Calif. and been renting his house here in Mancos needed to sell.  I helped him clean the property, replace flooring, take loads to the dump and get it ready for the new buyers.  I am so happy to help others and able to juggle my 3 kids, my two horses that I love to ride, chickens, dogs and a couple of kittys!  God knew this was the job for me!  Here’s a picture of me riding in the mountains!

I was driving two weeks ago up Road 42 to go look at a cabin and I had to stop.  What an amazing place I live in.  Can’t believe I captured this picture.  This area is just a 10 minute drive from downtown Mancos.   What’s in your backyard? We got blasted with snow and all schools are closed in county, so it’s a great time to reflect. Two months into 2017! Wow time flies!
Inventory for homes for sale in the $300k- $400k range is still low.  There is also a shortage of rentals in the area.  So this is a perfect time to list, if you are thinking of selling.
Currently there are 56 homes for sale with the Mancos zip code.  Many of these have been on the market for quite some time and might not be selling due to several factors: overpriced, location, and quality of home.
Pricing your home right is so important!  It’s just not picking a figure out of thin air hoping that someone will bite.  Start by picking a realtor who will be your trusted advisor and knows the market. They will do a market analysis and compare the pros and cons of each of your competitors.   Once you have a price down, now comes the time to get your house ready.  Declutter, clean up yard, get it pre-inspected and fix anything on report.  What kind of marketing will your realtor do? Will your realtor return calls in a timely manner?  These are just a few important questions to ask.
