More Homes on the Market ~ April 16, 2024

Currently there are 293 properties for sale throughout Montezuma County. This includes land, homes, and commercial properties. The Mancos Trailer Park behind P & D Grocery just got listed and has 8 units plus a vacant lot for expansion. The cap rate is 8% which makes a good investment. Several homes have seen price reductions in the last several weeks. They were not priced correctly to begin with. Homes are taking an average of 93 days to sell from when they are first listed. Home sold prices are staying steady with last year and right now the average home sold price throughout the county is $405,943.

Fall ~ September 15th, 2023

With the change of the seasons, a few more homes are coming on the market. There are still fewer homes on the market and fewer homes getting sold this year compared to last. If you are a buyer, definitely get a pre approval letter for a loan or have a proof of funds PRIOR to looking for a home. Many sellers will not allow showings to someone without a letter. If homes are priced right, we are seeing homes getting under contract within a week and some with multiple offers. Fall in SW Colorado is stunning, leaves are just starting to change with daily temperatures in low 70’s and at night around 45. We have not seen our first frost so, gardens are still producing and apples are almost perfect. Best to pick apples after the first frost.

Spring did not start in March! April 17, 2023

We had lots of snow in March and cold weather. The cold weather slowed down the market as well as interest rates hovering at 6.875%. We have had nice weather for the past week causing all kinds of flooding. We are happy for the moisture and will have a few cold days this weeks which is a blessing to slow down the snow melt.

Spring Market – March 7th, 2023

Warmer weather has arrived! We have an epic winter with lots of snow and the lakes will be full this summer! More homes are coming on the market each week, however if priced right they are gone within 2 weeks. Best advice is have your pre approved letter from your lender, or proof of funds ready prior to looking for a home. Seller’s Market ~ October 25, 2022

More homes have been coming on the market! If you are looking to buy, be prepared with a pre qualification letter or proof of funds because the average days on market is 55! It definitely is still a sellers market however there were 9 price drops last week!

Interest Rates ~  October 15, 2022 

Interest Rates are hovering around 7% for a 30 year fixed rate.  Fall in love with the house, not the interest rate.  Refinance once rates come down.  It is always better to buy than rent!

Home Sales Prices up 27% Year To Date in Montezuma County ~  May 17,2022

126 homes have sold since January!  The average sales price for Montezuma County (Mancos, Cortez, & Dolores) is $332,500, with the average days on market is 109 days.  We currently have 190 buyers looking for a home, so if you are looking to sell give us a call.

Home Sales Prices Still Rising!   December 7, 2021

In Mancos the average home sales price has increased by 11% from 2020, Cortez is up 20% and Dolores is about the same.  All of Montezuma County is up 14% from 2020.  On average the typical home is on the market for about 2 1/2 months.  Many homes are experiencing multiple offers, so if you are thinking of buying definitely get pre approved for a loan or have a proof of funds letter in hand.

30 homes are for sale in the Mancos zipcode (81328), of those homes 10 of them are over 1 million!  If a home is priced right it will be under contract within the first 2 weeks and usually within days.  Fixer upper homes intown Mancos are going for around $300k.  There are still some good deals on land.  For example, 18 acres without covenants and with electricity and domestic water for $170k.   Wanting to be close to intown Mancos?  Check out the 3-4 acre lots for $82k on J.75.

Just closed on a home with a 15 year mortgage for 2.1%!  Wow!  With low interest rates, and few homes on the market, it is a sellers market!  Meaning if you want to buy a home, be prepared.  Get preapproved prior to looking for homes, get all the info to your lender, and be prepared to make an offer that is within 1-2% of asking price.  Many homes are selling for asking price or above.  Covid, has many people working remotely, so the 4 Corners is a great place to live!

In 2010 the average sold price for a home intown Mancos was $144,590, now 10 years later it is $280,712!  WOW!!

Sales Price in Montezuma County Rises  ~ August 31, 2020

Comparing last years average sales price for a home in Montezuma County ( Mancos, Cortez, and Dolores)  to the first 8 months this year we see a huge increase  $30, 384!  Last year the average sales price of a home was $266,243 and this year so far its $296,627!  With a 30 year interest rate hovering around 2.875 for a conventional loan it’s a great time to buy.  Also if you have bad credit, several sellers are offering owner financing!

Interest Rates are lowest in 12 months!   March 4, 2019

Interest rates are holding at 12-month lows.  The 30 year fixed is at 4.5%.  Mr. Powell reit­erated in front of the Senate Banking Committee last Tuesday that the Fed will monitor interest rate hikes and raise rates only if the economy warrants it.  He also expects the inflation will likely fall below the Fed’s target of 2% for a time with the recent drop in energy prices.  Low inflation is helpful for low rates.  It’s a great day to buy your home.  First step is to get pre-qualified.

How do interest rates affect my home purchase?   January 18, 2019

When you’re paying interest on a home loan, it’s amortized over the life of the loan.  That means that in the beginning of your loan term, most of your mortgage payment will go toward paying off interest. Over time, a larger percentage of your monthly payment will be applied to your loan’s principal balance.

When interest rates are low, home ownership is more affordable. If you don’t have to spend that much money on interest, you may be able to take on a larger loan. Higher interest rates, on the other hand, increase the long-term cost of owning a house.

Rates ended the week with the 30 year fixed conforming rate at 4.625%. All predictions are that interest rates will rise throughout 2019.

Nothing affects a home’s affordability more than interest rates. After all, we live with the monthly payment, not the amount of the loan.  Look at the chart below depicting the monthly payments for 30 year loans of $400,000 and $750,000.  As you can see, just a 1% change in the interest rate can have a drastic effect on the monthly payment.

Two Months into 2017

We got blasted with snow and all schools are closed in county, so it’s a great time to reflect. Two months into 2017! Wow time flies!

Inventory for homes for sale in the $300k- $400k range is still low.  There is also a shortage of rentals in the area.  So this is a perfect time to list, if you are thinking of selling.

Currently there are 56 homes for sale with the Mancos zip code.  Many of these have been on the market for quite some time and might not be selling due to several factors: overpriced, location, and quality of home.

Pricing your home right is so important!  It’s just not picking a figure out of thin air hoping that someone will bite.  Start by picking a realtor who will be your trusted advisor and knows the market. They will do a market analysis and compare the pros and cons of each of your competitors.   Once you have a price down, now comes the time to get your house ready.  Declutter, clean up yard, get it pre-inspected and fix anything on report.  What kind of marketing will your realtor do? Will your realtor return calls in a timely manner?  These are just a few important questions to ask.

1/2 way thru with 2016- How’s the market? ~July 14, 2016

2016 is whipping past.  Compared to 2015 real estate sales in Montezuma County are pretty much the same as last year.  Year to date (end of June) we have had 172 sales and that’s just up 3 from last year.  The good news is that average sales price is rising in the county.  Jan-June last year, the average sales price was $174,933 and this year $191,542.  Homes are selling quicker.  Last year the average days on market was 190 and this year 151.  There are 309 homes for sale throughout the county.

The Mancos market continues to be strong.  There are a shortage of homes for sale.  Currently just 8, of which one is a foreclosure.  Last year Jan-end of June there were 11 home sales intown Mancos and this year 6. Average days on market for a home is currently 126 days.

Land sales continue to be slow.  Last year we had 39 sales between Jan-June and this year a few more 47.  The shocker is that there are 327 parcels of land for sale in the county.  Very few buyers are wanting to build a home from scratch.

Many buyers are attracted to Durango, however $350k buys you just a condo in Durango.  $350k in the Mancos, Cortez, and Dolores market buys you a 3 bedroom/2 bath home, on approx. 10 acres!  Get more for your buck and Durango is just 30 minutes west of Durango!

With price soaring in nearby Durango, and a low inventory buyers have been coming over to Mancos, Cortez and Dolores.  So far this year there have been 35 more homes sold in Montezuma County than in 2014.  The average sales price for homes is higher.  May thru October are the major buying times.  41 homes were sold in October the most sold of any month in 9 years.  There is a shortage of homes for sale in the $300-$400k range.  If you are planning on selling your home, winter is a great time to list since inventory is low.  Don’t wait till spring when many people put there home on the market.

Market Update ~ July 1, 2015

Comparing 2014 to 2015 from January to end of June, home sales are about the same for homes with Mancos zipcodes.  There were 29 homes sold in 2014 compared to 27 in 2015.  Average price sold were similar too:  $249,987 in 2014 to $233,338 in 2015.   The biggest change is in average days on market.  In 2014 it took an average of 219 days for a home to sell.  Now it’s taking 180 days.  There is a shortage of 3 bedroom/2 bath homes in good condition on the market.   A few more land sales this year compared to last, however there is still an abundance of vacant lots for sale.

Beginning of Summer ~ May 28, 2015

School is out and sun is shining!  Irrigated land is scarce.  A couple of larger pieces have just come on the market.  Intown Mancos homes are selling for more money with shorter days on market. Typical 3 bedroom/2 bath home on 5 acres is selling for about $350,000 in Mancos Valley.

Comparing 2014 to 2013 ~ January 5, 2015

Home sales are up 14% for the county, and  fewer days on market!  A few more land sales but still an abundance of land for sale.  With interest rates low it’s still a great time to buy.

Warm Weather is here and lots of buyers are looking! ~ May 22, 2014

With the nice warm weather,  showings have increased, and more homes are getting sold this year compared to last year.  There’s a shortage of irrigated land for sale in the Mancos Valley.  Still a couple of nice homes for sale with irrigation.  Buy now to have a nice garden!

Montezuma County: Mancos, Cortez, & Dolores Homes are selling faster! ~April 10, 2014

Comparing last year’s first quarters to this year’s first quarters days on market for homes to sell has fallen 31%!  Average days on market for homes to sell is 202 this year, compared to 291 last year.  Also there are fewer homes on the market than last year!  Still a buyer’s market with 401 homes for sale in Montezuma County.  Your dollar goes way farther in Montezuma County than in the Durango market.

Comparing 2012-2103

Durango Residential Intown Homes in 2012 sold 282 and in 2013 350!  Increase of 24%.  Average sale price in 2013 $338,478 only a little higher than 2012 of $336,734.

Mancos Intown Homes  in 2012 sold 11 and in 2013 22!!  Average sale price for 2013 was $144,18 and 2012 was $144,253.  However the average days on market for a home to sell decreased.

There is still an abundance of land for sale in Montezuma County (Mancos, Cortez, Dolores) and La Plata County (Durango, Hesperus, Bayfield)!

Mortgages Hit Record 3.36%

WASHINGTON –Friday, Oct 5th, 2012   Average U.S. rates on fixed mortgages fell to fresh record lows for the second consecutive week. The declines have led more homeowners to refinance, a trend that could help the economy.

Mortgage buyer Freddie Mac said Thursday that the rate on the 30-year loan dropped to 3.36 percent. That’s down from 3.40 percent, which was the lowest since long-term mortgages began in the 1950s.

The average on the 15-year fixed mortgage, a popular refinancing option, dipped to 2.69 percent, down from 2.73 percent.
