Happy New Year! What a busy fall! Lot’s of buyer even though interest rates for a 30 year conventional loan hovered around 7%. When I bought my first home the interest rates was 10%. Fall in love with the home not the interest rate. You can always refinance. Bad Credit? There are always some homes on the market that offer owner financing with very little down. If you plan to stay in the area more than 2 years definitely buy and not rent. The fall also brought some huge challenges for me with family and health, so I am happy that is in the past.

In December we hosted a community Christmas Dinner and we had 49 people! Long ago, Mancos always had one but it stopped so I felt that tradition should be brought back. Downtown Mancos is changing! The Mancos Commons building next to my office will be done this Spring and have 3 rentals plus a workshop. Raven House, the art gallery after 15 years is closing up shop due to rent being raised. The Absolute Bakery changed ownership and is now closed for 2 months for remodeling! I got a new stamped concrete sidewalk in December and love it! Stop by if you are in town- 145 W. Grand Ave.

We had very little snow in December and I am happy to say that it finally snowed this am!

1. Replace Old Hardware – Replace the entry door hardware, outdoor light fixtures, and mailbox. Choose hardware that contrasts the exterior paint colors. 

2. Paint The Front Door – Make a statement with the front door. Paint it a bright color or install a custom wood door. Add a wreath or other door decoration for an added eye catcher. 

3. Add Porch Seating – Invite guests to pull up and stay awhile with cozy porch furniture. Rocking chairs or a bench are both great options. 

4. Install Outdoor Lighting – Light the walkway to your home with outdoor solar lighting. Hang porch string lights as well. 

5. Refresh Plant Beds – Remove old leaves, plant fresh flowers, and remove weeds. Use stones or concrete blocks to edge the planter. 

6. Install A New Gate – a charming and attractive new gate can welcome visitors into your yard. 

7. Renew Paint – Refresh the exterior paint, and replace any old or rotting siding. 

8. Upgrade House Numbers – Do you have worn house numbers? Replacing them is a cheap and quick fix, taking no more than 30 minutes.

What’s your favorite part of Mancos Days? The parade, horseshoe games, baseball games, kiddie parade, or live music? If you have been around  Mancos for a while, one of the best parts is connecting with friends.  My favorite part is meandering around downtown, and finding your spot in the shade for the parade and then heading to the park for fresh squeezed lemonade, Teriyaki kabobs, and browsing the vendors. How Much Coverage Do You Need?

Understand What is Covered

It typically covers damage from fire, windstorm, hail, water damage (excluding flooding), riots, explosion, as well as other sudden and unexpected losses., i.e. theft, and the extra cost of living elsewhere while your home is repaired or rebuilt. Make sure you understand the policy so that you are able to cover the cost of repairs/ belongings replacement.

Shop Around

Not all insurance policies or companies are the same so it’s important to make sure you are comparing apples to apples.  With home prices soaring, be sure your insurance covers what your home is worth now, not when you bought the home.
