Every home smells like something.  It could be the fish you just cooked last night or the cookies.  People can remember smells with 65% accuracy after a year.  Visual recall, on the other hand, is only about 50% after 3 months.  During one of our realtor tours several years ago, I went into a home that had such a strong cat odor. I still remember it like it was yesterday.  All of the realtors walked in the door and immediately went outside.

If you are going to sell your home, the deep cleaning you do will help with the smells.

~ wash pet beds and clean litter boxes then put in garage

~ put muddy boots in garage and in a bag

~wash curtains

~have carpet professionally cleaned

So what kind of smells help sell your homes?  Just don’t put a freshener.  Some of them, are too potent and are offensive.  I suggest simply cracking a window.  If it’s warm outside, leave the door open.  Fresh air is just that fresh!  Research also shows that homes that smell of lemon, orange, vanilla, pine, cedar and cinnamon can help you sell.  You can put a few essential oil drops around the home or use a diffuser prior to a showing.  Just remember to turn off the diffuser.  No one wants to see a diffuser, since people might think “what are they trying to cover up?”

You want the potential buyer to linger in your home, so I suggest baking cookies for them and having cups of water.  Leave a note that says “Enjoy”.

Selling your home is an emotional issue. Before you plant the “For Sale” sign in the front yard, take a minute to answer just a few questions:

  • Are you ready to put in the work to get your house ready for house hunters?
  • Are you committed to keeping it ready to show for weeks or months?
  • Are you ready to hear the reasons why potential buyers believe your home is not perfect?
  • Are you ready for honest—and sometimes hardball—negotiations over what buyers are willing to pay for your home?
  • Are you really ready to move out and leave the place where your family has made memories?

Don’t get me wrong; I’m not trying to talk you out of selling your home! I just want you to be completely ready when you do decide to move on to the next stage of your family’s life.

Selling your home is a big deal.  A real estate agent does more than just schedule showings of your home.  They bring experience and confidence to the table when they handle their many job duties, which include:

  • Giving you advice about updates or repairs that will make your home more attractive
  • Helping you set a price for your home
  • Marketing your home so it receives as much exposure to potential buyers as possible
  • Scheduling showings with potential buyers
  • Advising you as you negotiate offers
  • Handling all the required paperwork
Make sure that your real estate agent can be reached via phone and not always texts.  Make sure they return your calls in a timely matter.  Google your prospective realtor.  How are their online reviews?  Do they have a good online presence?  Get referrals.  Do they live in your town and have sold any similar homes?  It’s really important that you do your homework.

Should I sell my home in the Fall?  This is a question I’m asked frequently. Many people think that the best time to sell a house is in the Spring.  Here’s some things to consider.

1.  Less Competition- Usually the homes that were for sale in the Spring have sold, if they were priced right.  Simple supply and demand.  If there are fewer homes on the market, you will be getting more showings, which result in more offers  and ultimately top dollar for your home.

2.  Faster Transactions- Since appraisers and banks are not swamped, this means a quicker turn around on getting loans approved.

3.  Serious Buyers-  There are always buyers.  Your Realtor should be able to price your home right by doing a complete market analysis, and by having professional photography this will make your home stand out.  Don’t forget curb appeal and that first impression is very important.

Schools out and time to plan!  Southwest Colorado offers an array of great things to do and see in the Summer.  Some of my favorites are of course riding my caballos more!  Long days allow me to ride before work and I still get to work by 8:30 am!

I also love hiking and trail running.  Some of my favorite trails are Sharkstooth and Chicken Creek.  I decided to take up mountain biking.  So far just gone on a couple of rides.  Man oh man, did my legs ache!  Phils World, located between Mancos and Cortez is awesome as well as Boggie Draw outside of Dolores.  Both offer single track with some challenging obstacles.

I love eating outside and watching La Plata TV.  That’s just staring at the mountains.  Never get tired of my view from my deck to just breathe.

I’ve been blessed to welcome some incredibly great people into Mancos and at the same time my heart broke when I had to sell a cabin for the Nelson’s who’ve owned it for 27 years and since they are in their 90’s it’s just too hard of a drive from Louisiana.

Another great friend who lives in Calif. and been renting his house here in Mancos needed to sell.  I helped him clean the property, replace flooring, take loads to the dump and get it ready for the new buyers.  I am so happy to help others and able to juggle my 3 kids, my two horses that I love to ride, chickens, dogs and a couple of kittys!  God knew this was the job for me!  Here’s a picture of me riding in the mountains!

I was driving two weeks ago up Road 42 to go look at a cabin and I had to stop.  What an amazing place I live in.  Can’t believe I captured this picture.  This area is just a 10 minute drive from downtown Mancos.   What’s in your backyard? Searching for a new home in Mancos, Cortez or Dolores Colorado?  There are some signs to help you determine if the homeowner is desperate to sell.

Information is valuable.  Do your homework.  How long has the house been on the market?  Why are they selling? Have there been several price drops?  Google the homeowner and the address.  Is the home vacant?  A rental? Are they listing the home “as is”?  Does the listing say “motivated seller” or “sellers concessions”?

Some of these questions can be answered by your Realtor.  Ask the neighbors,and ask at the coffee shop.  On your first visit to the home look for signs- is mailbox stuffed and yard untidy?  If the owners are at your showing ask lots of questions.  Ask them “Have you had any offers”?
